Alde Garden camping & glamping & The Sweffling White Horse were created in 2010 by the current owners – having bought the site as a derelict pub & garden.
The site is currently run by the two owners plus two part-time members of staff. The present owners are aware of many ways to dramatically improve turnover for both the holiday site and the pub without negatively impacting on the ethos and atmosphere, but instead have run them as lifestyle businesses, putting ethics over profit in every way. They have thoroughly enjoyed their 14 years of running the site this way, and new owners may choose to do the same – however a list of potential areas for uplift can be sent on request.
The site is situated in a quiet hamlet on the outskirts of the village, surrounded by farmland & woodlands, footpaths and cycle paths. Market towns of Framlingham & Saxmundham are just a 10 min drive from the site, and Saxmundham features a rail line connecting with trains to London. Within 20 mins’ drive from the site is Suffolk’s lovely coast and Area of Outstanding Natural Beauty. The dark skies are perfect for stargazing, and local RSPB reserve at Minsmere (as featured on Springwatch) is just 10 miles from the campsite.
The camping and glamping site has a licence to operate all year, and features 2 handmade 16’ yurts, a traditional gypsy caravan, a 16’ bell tent, a stilted wooden hut & 5 tent pitches. Each of the glamping options has its own secluded outdoor space and cooking shelter. Also on site is a shepherds’ hut which is currently used by the owners but could be incorporated into the business (or another structure could be added in its place) as the planning consent and licence covers an additional structure for use as holiday accommodation. Alde Garden was the first glamping site in Suffolk, and is now well established with many returning guests, fantastic reviews, great media coverage & having won several environmental & hospitality awards.
The site also features a beautiful 20’ roundhouse made from cob, cordwood & strawbale with a green roof. This substantial and quirky building has been built by the owners to a very high spec and is very near completion – but there is scope for the new owners to add their own personal touches. When complete it will form a holiday cottage to sleep 4 and will command a high rental.
Communal facilities within the campsite include: a large shared kitchen barn, campfire, compost toilet, jungle shower, indoor toilet & shower block, several sheds including a large workshop/shed, large woodstore.
Adjacent to the garden is Badger Cottage – a converted stables which now forms a 4 star holiday cottage with two galleried bedrooms, suitable for up to 4 guests. The living room features a woodburning stove and there is a fully fitted kitchen & bathroom. The cottage is heated by a wood-fired central heating system and electric heaters, and has a small courtyard for sitting out. Badger Cottage has many original and quirky features, and is again licenced to open all year.
The holiday site has received some great media coverage & reviews, including ’10 of Britains Best Campsites with Pubs’ (The Guardian 2021), one of 6 ‘top wildlife escapes’ (Sunday Telegraph 2021), one of ’20 Best British Campsites’ (Sunday Times 2017), 5* rating on Cool Camping, 5* ‘excellent’ rating on Tripadvisor, 4.8* rating on Google, 4.8* rating on Facebook. The holiday business has won many awards throughout its trading period – recent awards include ‘Eco Tourism Award for Norfolk & Suffolk’ 2019.

The Sweffling White Horse is a multi award-winning free-of-tie traditional village pub with a strong emphasis on real ale. The pub has been voted the local CAMRA branch Pub Of The Year for 4 of the 10 years it has been trading.
The pub is a 2-storey brick and timber building, built in 1810 and was originally a coaching inn. It closed in 2003 and previous owners made repeated attempts to obtain change of use to convert it to a residential dwelling. Applications were strongly opposed by CAMRA and the local community, and the pub was put back on the market, and purchased by the current owners, in 2008. Since opening in 2011, the pub immediately caught the attention of CAMRA who featured it in the Good Beer Guide and presented the first Pub of the Year award in 2015. The same year, the pub was awarded East Anglian Pub of the Year – making it one of the top 16 pubs in the country. It is now a thriving, community-focussed pub which is full of character & is well supported by locals as well as being well known further afield.
This 2-room pub has a very unique interior – reflecting the look and feel of an alehouse in the early 19th century. There is a public bar with quarry tiled flooring, seating and a large inglenook fireplace featuring a wood-fired Esse range. The adjoining lounge bar has a wooden floor, large fireplace with woodburning stove and further tables & chairs. A corridor from the public bar leads to gents & ladies toilets. There is no bar – instead drinks are served from a taproom door and ales are stored in a chilled room behind the kitchen. The pub has retained lots of original features, and has traditional pub games including bar billiards and darts.
The Sweffling White Horse is currently run as a wet-led pub, but it has previously served food. There is potential to extend the pub kitchen (subject to planning) to expand on the food prep area. The pub also has a large cellar and an attractive covered courtyard area for outdoor drinking. The pub has a good reputation for live music, and before the pandemic hosted regular music nights.
A wood-fired central heating system runs throughout the building, powered by a beautiful range cooker in the public bar. Solar panels on the roof provide hot water when the range is not in operation, and the pub also has solar PV panels.
Above the pub is owners’ accommodation featuring a spacious living room, kitchen, double bedroom and bathroom. Adjoining the pub building on the South side is an extension which comprises two self contained one bedroom flats – one of which is currently rented out on an assured shorthold tenancy. This extension abuts the owners’ accommodation, so there may be scope to re-configure the residential aspect of this building, subject to planning. A small courtyard behind the pub is currently unused but could be put to use as either tenant’s outdoor space or a further outdoor drinking area.
The site has a car park with space for 23 cars, and an informal agreement with a neighbour for the use of a nearby field as overflow parking.

The businesses offer a great lifestyle opportunity (with plenty of scope) for potential buyers looking to run an ethical operation in the beautiful countryside of rural Suffolk. The vendors will require that the campsite, cottage and pub stay under single ownership and run alongside one another by the purchasers.
